Future Lebanon community blend apartments, single-family homes

A future Lebanon neighborhood planned for 219 rental homes are billed as a cross between apartment units and single-family houses.

JCF 109 Living is the name of the project on approximately 45 acres at State Route 109 and Franklin Road, south of Interstate 40.

The units to be built are being called “housements,” a concept patented by JCF Living.

The development will typically build single-story structures, each with two units with different floor plans.

Units will have a private yard with a side entrance for one unit and a front entrance for the other designed to make it look more like a home and less like a duplex. The average unit has about 2,500 square feet of yard, JCF Living founder and CEO John Fitzmaurice said.

A private yard, driveway, outdoor grill, mail delivery and curbside trash will be included for each unit. And units typically have three walls with windows. Some units will have garages.

Shared community amenities such as those at an apartment complex will include a clubhouse, pool, fitness center and walking paths. Maintenance, including yards, will not be the responsibility of residents.

Density is just under five units per acre, according to the company.

JCF Living has two housement projects near each other in Huntsville, Alabama.

One of the Huntsville housement neighborhoods is designed for 178 units that are about 90% occupied. The other is 224 units with leasing to begin at the start of 2022. The two developments will eventually join together when completed, Fitzmaurice said.

The Lebanon project was originally approved in 2018, Planning Director Paul Corder said. The plan has had different names.

JCF Living is moving forward on additional housement development plans in other southeastern states. JCF Living will look for additional areas in Middle Tennessee to submit plans for housement communities.

“Part of strategy is education,” Fitzmaurice said about moving forward with the concept.

Units in Lebanon will be mostly one- and two-bedroom with some studio. One-bedroom units will be 700-900 square feet and two-bedroom units 800-1,200 square feet. There are also plans for seven single-family units.

Initial monthly rents are expected to range:  $1,700-$1,900 for one-bedroom units and $1,900-$2,300 for two-bedroom units.

JCF Living expects to begin pre-leasing for the Lebanon community in the first quarter of 2022 with initial move-ins targeted for the second quarter. Full completion is expected in next year's third quarter.
